Overview Our Property Condition Assessments (PCAs) are performed in accordance with the ASTM Standards of Practice E2018-01. PCAs are sometimes referred to as Property Condition Reports, Physical Needs Assessments, Physical Condition Assessments, or Physical Condition Surveys. Our PCAs are visual, nondestructive, and noninvasive assessments of: the site and grounds, structural systems, the exterior envelope (including doors, windows and signage), roofing systems, mechanical systems, electrical systems, interior components (concentrating on non-cosmetic considerations) and if applicable, pool/spa and components. The purpose of a PCA is to evaluate the condition of the principle building systems. The PCA will also provide preliminary capital expense budget line items for observed, currently deficient conditions and projected budget line items for elements of the facility which are expected to exceed their estimated useful lives (EULs) within a five-year projection (excluding physical plant expenses associated with normal operations, modifications, or interior finish issues).

- Opinions of probable costs - immediate and anticipated major capital costs
- Color pictures to illustrate comments

- Availability for telephone consultations or on site meetings to review our findings
Depending upon the size and complexity of the property, we will assemble a team of specialists to assess the condition of the property and component.
During our PCA we will complete a walk through survey of the property, conduct interviews, and review documentation made available by the seller or real estate agent.
